As you may or may not know, the Government has committed to bringing forward the Renters’ Reform Bill this parliamentary session (2022-23). Changes, however, aren’t likely to be seen until early 2024. Although we do not yet know exactly what these changes will look like, we know some of the potential effects for Landlords.

The ‘A Fairer Private Rented Sector’ White Paper was published in June 2022 by the Department for Levelling Up, Housing and Communities and the bill is set to change housing law in England. The proposed changes will have an impact on the private rented sector, by introducing reformed possession grounds and a reform of the courts. The bill sets to abolish Assured Shorthold Tenancies, in favour of periodic rolling tenancies. There will also be a new property portal for Landlords and an ombudsman for dispute resolutions.
