Please be aware there is a new requirement for landlords to obtain and supply tenants with Electrical Safety Certificates. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 will apply to all new tenancies from 1 July 2020 and to all existing tenancies from 1 April 2021.

The Electrical Safety Certificate also known as EICR, must be issued by a qualified person and is usually valid for five years. Where the report requires the landlord to undertake further investigative or remedial work, this must be carried out by a qualified person within 28 days or the period specified in the report if less than 28 days. Local Authorities will issue remedial notices for breach of duty unless the landlord can show they have taken all reasonable steps to comply with that duty. There are penalty fines associated with this.
