What if my tenant is having difficulties paying the rent?

Many people have felt the financial impact of Covid-19, particularly those who are in work. We encourage you to keep in contact with your tenants to ensure that they can approach you at the earliest opportunity if they think they will have difficulty paying the rent.

If you are able to you can consider reducing the rent for a short period, although you are under no obligation to do this and will need to ensure anything agreed is formalised in writing.

If your tenant gets into rent arrears, keep channels of communication open and try to agree an affordable repayment plan.

You can signpost your tenants to an organization like the Citizen’s Advice Bureau who can help ensure they are claiming any benefits they are entitled to.

Suspension of housing possession hearings

The Government has suspended possession hearings until 23rd August 2020. As a result, it will not be possible for anyone to be granted a possession order or enforce a possession order until the end of August at the earliest.

Repairs and maintenance

Landlords remain legally obligated to ensure properties meet required standards – urgent essential health and safety repairs should continue to be made. This includes gas safety certificates and essential repairs. Gas Safe has issued useful information in relation to obtaining Gas Safety certificates.
